Rey’s Real(i)ty Check: Selling a Home in April May Be the Best Time of the Year to Do So

Buying and owning a home is probably the largest single financial commitment that most people will ever have in their lives. So each quarter this year, I will offer you some recommendations about how to make the homebuying or selling process a bit easier. Iʼll also offer n ws and information on local and national real estate trends that impact the lives of people in our region of the country.

In the 20-plus years that I have served as a licensed Realtor in both Santa Fe and Washington, D.C., the transaction process for purchasing or marketing a property has become much more complex. In part, this is due to changes in local, state and federal laws that regulate what Realtors and their home buyer/seller clients must abide by in order to reach the closing table, when a piece of real estate is transferred from one owner to another.

In addition, home inspectors, lenders, title insurance professionals, builders and others have also seen changes in their own procedures over the past few years, all of which impacts the buying and selling of any form of real estate. And, of course, the status of the global economy has always influenced the state of the real estate market, no matter where you live. So, as we now “celebrate” the five-year mark since the start of the COVID-19 pandemic (or when the lockdown came in March 2020), its impact on real estate can only be matched in recent years by the financial crisis of 2008, which triggered the Great Recession, the most severe economic downturn since the Wall Street crash of 1929.

Fast-forward to March 2025 and itʼs clear our nationʼs post-pandemic period has produced several outcomes that directly influenced real estate. For instance: Low inventory of existing homes has made purchasing a more challenging exercise. Changing mortgage interest rates over the past few years, plus the availability of affordable housing, has also strained the ability of some buyers to participate in the American dream of homeownership.

And although these and other elements have created a more favorable situation for home sellers—since the pandemic affected all of us—some experts suggest that a more balanced market may be emerging between homebuyers and sellers.

Also, in a recent article offered y Jellyfish Technologies—a leading soft are development company—it was noted that real estate technology trends are evolving more rapidly than ever, ushering in the end of slow, clunky deals and tired old paperwork. In fact, the Jellyfish article points out that real estate is not just adopting technology in order to remain relevant, real estate is fast becoming a leader in sustainability, automation and predictive intelligence and is positioning itself ahead of other sectors in its digital transformation. For example, Did you know that more than 75% of U.S. real estate brokerages have adopted AI technologies to streamline their processes?

This trend is important, since consumers are more sophisticated today than ever in their home search efforts. Most Realtors work with homebuyers who have used all of the technology and information links available to them, to identify property options, long before they even make contact with a real estate professional.

And similarly, home sellers are not only interested in the knowledge and experience of a Realtor—before they hire them to publicly list a house, condo or land for sale—they also expect any real estate professional to use every available marketing and advertising tool, given that a buyer could emerge not just from a local market, but from almost anywhere in the world.

BTW: Realtor.com advises that data suggests that April 13-19 is the best week this year to sell a home in just about every part of the nation. And a recent Realtor.com survey found that the majority (53%) of home sellers took one month or less to get their home ready to list. So, one of my recommendations is that home sellers get their ducks in a row ASAP in order to take advantage of the current market conditions.

And as the Trump administration quickly implements a number of changes in federal government policies, quite a few real estate-related programs are being impacted. Itʼs too early to know with certainty how these changes will fina ly influence homebuying and selling. (More on this in my next quarterly report.)

One final recommendation on offer. Given the ever-increasing complexity of the entire real estate transaction process, itʼs essential that every homebuyer and seller identify a Realtor to work with, who demonstrates competency and also shares your vision about homeownership. Achieving a comfortable level of “chemistry” with this professional can ultimately lead you to homebuying/selling success.
