The “All Things Real Estate radio show airs this Saturday, April 26th (3pm Mountain Time) and Sunday, April 27th (12pm Mountain Time) on Santa Fe’s Talk 1260 AM KTRC and 103.7-FM, and streams on SantaFe.com, as well as via the “Listen Now” link at ATREradio.com.

The weekly broadcast of the “All Things Real Estate” (ATRE) radio show—also available in a podcast format—brings timely and informative content to the public from some of the nation’s best business, non-profit, community, government, entertainment, and real estate leaders.

The program features its main host and Sotheby’s International Realty Associate Broker—Rey Post (NM REC License #45660)—well as other real estate professionals who also host the program each month. Since 2009, the show’s hosts—joined each week by a variety of guest commentators—have made ATRE a favorite weekend destination for listeners from all over the country.

On this Saturday and Sunday show, join Rey and his special guest—Lois Sury, President-elect of the New Mexico Association of Realtors—as they discuss a variety of issues that impact home owners, buyers, sellers, renters and real estate professionals.

As an Associate Broker with Sotheby’s International Realty, Lois has 30 years of experience in the Santa Fe real estate market, and has held numerous leadership positions with the Santa Fe Association of Realtors and the New Mexico Association of Realtors, including roles on the board of directors, as treasurer, on the executive committee, and as a representative director. In recognition of her exemplary service, Lois was honored with the 2007 Realtor of the Year award, and in 2022, she received the Lifetime Achievement award from her peers at the Santa Fe Association of Realtors for her extensive contributions to the real estate industry. She served as president of the Santa Fe Association of Realtors in 2010 and will be the president of the New Mexico Association of Realtors in 2026.

Rey’s “Real Estate Recommendation”:

Rey’s weekly real estate recommendation offers news and suggestions on a variety of home buying and selling, community, and business issues–as well as world events–that impact the lives and work of consumers and real estate professionals. Wildfire Prevention & Fire Proofing:

Ned Jacobs of the LLC offers some useful information about how to protect your home and property from wildfires through fire proofing your home, wildfire prevention, and wildfire safety. Go to this link And to further the knowledge level of Realtors in our community, the Santa Fe Association of Realtors is hosting a wildfire awareness discussion for its members on May 16th. The event will include a number of special commentators—including Ned Jacobs—who will address topics that speak to the protection of properties from wildfire damage. The information shared with Realtors will aid in their efforts to better inform home owners, buyers and sellers on this critical issue. The luncheon event will start at 11:30am with the panel presentation from 12noon to 1pm, followed by a Q&A session with the audience.

ATRE Moves Towards 16 Years Of Airing In June 2025:

ATRE began airing in June 2009. And through the end of last year, the show has broadcast on almost 900 occasions, offering commentary from more than 3,500 guests, representing Santa Fe and national real estate, business, governmental, entertainment, and community organizations. Besides airing every Saturday and Sunday on two Santa Fe, NM radio stations—and streaming globally on SantaFe.com—ATRE is offered via a professionally produced podcast, fashioned by one of the best podcast studios in the country. Rey is honored that ATRE has been embraced by the listening audience, with people in Santa Fe, throughout New Mexico, and across the country selecting the show as a destination each weekend. He is also very appreciative of the program’s corporate supporters, the ATRE crew of professionals, the broadcast experts at Hutton Broadcasting, Peachtree Sound, and the marketing team and fellow associate brokers at Sotheby’s International Realty, for all that they have done to make the show a success. Giving Back to the Community

Since 2009, the “All Things Real Estate” (ATRE) radio show has offered air time to a variety of Santa Fe non-profit and community organizations. Representatives from organizations are able to use the ATRE program to share news and information with northern New Mexico residents about their services and activities. Over the years, some of the highly-regarded non-profit organizations featured on the ATRE program are: —New StoryNative Treasures Art MarketCornerstones Community PartnershipsThink New MexicoLas Campanas Compadres; the Santa Fe Concorso; Kitchen AngelsCreative Santa FeDollars4Schools; and Youthworks. Senior Officers of the CHRISTUS St. Vincent Regional Medical Center, have also served as commentators on the program. In addition, Santa Fe Mayor Alan Webber who has offered commentary on the show since first elected in 2018—speaks to the programs, events and community activities important to the residents of the city. In 2019, the Town of Taos collaborated with ATRE, in a year-long information series—sponsored by the Taos Ski Valley—called “This Is Taos.” Designed to offer useful information about this historic northern New Mexico community, the monthly show earned high marks from the public. Among the companies and non-profit organizations joining in supporting this monthly show series were: Taos Mesa Brewing; the Taos Center for the Arts; the Taos Arts Council; the Taos Gallery Association; the Taos Opera Institute; as well as Taos Behavioral Health, the Strong at Heart, and Taos MainStreet Accelerator projects.

Rey’s Real(i)ty Check: Selling a Home in April May Be the Best Time of the Year to Do So

Buying and owning a home is probably the largest single financial commitment that most people will ever have in their lives. So each quarter this year, I will offer you some recommendations about how to make the homebuying or selling process a bit easier. Iʼll also offer n ws and information on local and national real estate trends that impact the lives of people in our region of the country.

In the 20-plus years that I have served as a licensed Realtor in both Santa Fe and Washington, D.C., the transaction process for purchasing or marketing a property has become much more complex. In part, this is due to changes in local, state and federal laws that regulate what Realtors and their home buyer/seller clients must abide by in order to reach the closing table, when a piece of real estate is transferred from one owner to another.

In addition, home inspectors, lenders, title insurance professionals, builders and others have also seen changes in their own procedures over the past few years, all of which impacts the buying and selling of any form of real estate. And, of course, the status of the global economy has always influenced the state of the real estate market, no matter where you live. So, as we now “celebrate” the five-year mark since the start of the COVID-19 pandemic (or when the lockdown came in March 2020), its impact on real estate can only be matched in recent years by the financial crisis of 2008, which triggered the Great Recession, the most severe economic downturn since the Wall Street crash of 1929.

Fast-forward to March 2025 and itʼs clear our nationʼs post-pandemic period has produced several outcomes that directly influenced real estate. For instance: Low inventory of existing homes has made purchasing a more challenging exercise. Changing mortgage interest rates over the past few years, plus the availability of affordable housing, has also strained the ability of some buyers to participate in the American dream of homeownership.

And although these and other elements have created a more favorable situation for home sellers—since the pandemic affected all of us—some experts suggest that a more balanced market may be emerging between homebuyers and sellers.

Also, in a recent article offered y Jellyfish Technologies—a leading soft are development company—it was noted that real estate technology trends are evolving more rapidly than ever, ushering in the end of slow, clunky deals and tired old paperwork. In fact, the Jellyfish article points out that real estate is not just adopting technology in order to remain relevant, real estate is fast becoming a leader in sustainability, automation and predictive intelligence and is positioning itself ahead of other sectors in its digital transformation. For example, Did you know that more than 75% of U.S. real estate brokerages have adopted AI technologies to streamline their processes?

This trend is important, since consumers are more sophisticated today than ever in their home search efforts. Most Realtors work with homebuyers who have used all of the technology and information links available to them, to identify property options, long before they even make contact with a real estate professional.

And similarly, home sellers are not only interested in the knowledge and experience of a Realtor—before they hire them to publicly list a house, condo or land for sale—they also expect any real estate professional to use every available marketing and advertising tool, given that a buyer could emerge not just from a local market, but from almost anywhere in the world.

BTW: Realtor.com advises that data suggests that April 13-19 is the best week this year to sell a home in just about every part of the nation. And a recent Realtor.com survey found that the majority (53%) of home sellers took one month or less to get their home ready to list. So, one of my recommendations is that home sellers get their ducks in a row ASAP in order to take advantage of the current market conditions.

And as the Trump administration quickly implements a number of changes in federal government policies, quite a few real estate-related programs are being impacted. Itʼs too early to know with certainty how these changes will fina ly influence homebuying and selling. (More on this in my next quarterly report.)

One final recommendation on offer. Given the ever-increasing complexity of the entire real estate transaction process, itʼs essential that every homebuyer and seller identify a Realtor to work with, who demonstrates competency and also shares your vision about homeownership. Achieving a comfortable level of “chemistry” with this professional can ultimately lead you to homebuying/selling success.
